Energy renovation of a villa in Montano Lucino: efficiency and sustainability

In the picturesque setting of Montano Lucino, in the province of Como, a historic villa has undergone an important energy renovation. The main objective of the intervention was to improve the building’s efficiency, enhancing its thermal performance and significantly reducing energy consumption.


Thanks to the use of the Superbonus 110% incentive, it was possible to carry out a series of strategic works that transformed the villa, taking it from an energy class F (304.56 kWh/m² year) to a class B (112.36 kWh/m² year). This evolution has ensured a significant energy saving, an increase in living comfort, and a reduction in environmental impact.

Interventions carried out

To achieve an effective and lasting energy transformation, various targeted interventions have been carried out:


  • External Thermal Insulation
    The application of a 14 cm thermal coat has greatly improved the insulation of the building envelope, reducing heat loss in winter and limiting summer overheating.

  • Replacement of Windows
    All frames have been replaced with high-performance windows, equipped with low-emissivity glass and thermal break structures, contributing to a significant reduction in energy losses.

  • Installation of a Thermal Control Unit with Heat Pump
    To optimize heating and cooling of the spaces, a next-generation heat pump has been installed, capable of ensuring high performance while reducing consumption compared to traditional gas systems.

  • Photovoltaic System with Storage Batteries
    The villa has been equipped with a 5.7 kW photovoltaic system, combined with 16 kW storage batteries, allowing for self-generated energy and reducing dependence on the electricity grid.

  • Charging Station for Electric Cars
    To encourage sustainable mobility, a charging station for electric vehicles has been installed, providing homeowners with a convenient and eco-friendly solution for their travels.

  • Waterproofing of Balconies
    To improve the durability of the structure and prevent water infiltration, complete waterproofing of the balconies has been carried out, ensuring greater protection from weather conditions.

Achieved results

Thanks to these interventions, the villa has achieved significant improvements in terms of energy efficiency and living conditions:


  • Reduction of energy needs, moving from class F (304.56 kWh/m² per year) to class B (112.36 kWh/m² per year).

  • Reduction of CO₂ emissions, thanks to the use of renewable sources and high-efficiency systems.

  • Increase in living comfort, with healthier, well-climate-controlled environments and no thermal dispersion.

  • Increase in property value, thanks to compliance with modern energy standards.


This intervention demonstrates how it is possible to transform an existing building into an efficient, sustainable structure that keeps up with new technologies, with lasting economic and environmental benefits over time.
