Energy redevelopment of a single-family villa: efficiency and architectural preservation

In an era where energy saving and environmental sustainability have become essential, the renovation of existing buildings represents a fundamental challenge. A recent intervention on a single-family villa, carried out thanks to the Superbonus 110%, allowed for a significant improvement in the energy performance of the property while keeping the original architectural features intact.

The main objective of the project was the upgrade of energy class from F to B, achieving maximum energy efficiency without compromising the aesthetic and structural integrity of the villa. This was made possible through careful design, which resolved thermal issues and improved living comfort.

Interventions carried out

To ensure optimal energy efficiency and to respect the historical identity of the building, a targeted strategy has been adopted that included the following interventions:

  • Thermal insulation with detailed analysis of thermal bridges
The application of thermal insulation has been studied in two different modes, with an in-depth analysis of critical points to correct the thermal bridges and ensure maximum efficiency without altering the proportions of the building.

  • Adjustment of shutters and balconies
To adapt to the increase in wall thickness due to the application of insulation, the shutters have been moved forward, maintaining the original aesthetics. Particular attention has been paid to the thermal bridge of the balcony, whose large surface could compromise the performance of the insulation.

  • Replacement of the heat generator
The old heating system has been replaced with a high-efficiency condensing boiler, reducing consumption and improving the efficiency of the thermal system.

  • New high-efficiency aluminum window frames
To ensure better insulation without altering the style of the villa, the old fixtures have been replaced with thermal break aluminum window frames, which faithfully reproduce the original design of the windows.

Achieved results

Thanks to this energy rehabilitation, the villa has achieved a significant improvement in thermal performance, moving from energy class F (high consumption) to class B (optimized efficiency).

The main benefits obtained include:

  • Reduction of energy needs, resulting in lower bills.

  • Improvement of living comfort, thanks to better management of internal temperatures.

  • Preservation of architectural identity, with materials and solutions respectful of the original design.

  • Increase in property value, making it more competitive in the real estate market.
Lower environmental impact, thanks to reduced consumption and CO₂ emissions.

This intervention demonstrates how it is possible to combine innovation and preservation of the building heritage, creating a more efficient and sustainable building without altering its beauty and historical charm.
